Advertised Summary Job Description: Reporting directly to the Associate Vice President of Project Management and supporting the various MDG project management teams by providing trained and experienced 'eyes and ears' in the field during construction. The Senior Project Manager (SPM), Construction Field Engineering will be involved on all active MDG projects and will be tasked with introducing a quality assurance and quality control culture across the entire portfolio. The SPM, Const. Field Engineering will also work to ensure construction progresses as scheduled and delays are mitigated by anticipating field issues before they occur and actively participating in problem solving when they do. S/he will inspect construction progress daily and work with contractors to coordinate deliveries of major equipment and/or materials. The SPM, Const. Field Engineering is responsible for interpretation of plans and specifications, communicating with CM field staff, tracking and reporting daily job production, and verifying contractor Time & Material tickets as necessary. The Senior Project Manager, Const. Field Engineering's responsibilities include, but are not limited to:
Manage, monitor and inspect in-progress construction activities on site to ensure that the construction work for all projects is being performed in conformance with the plans, specifications, shop drawings, submittals, permits, and other contract documents including the latest Bulletins, ASI's and RFI's responses. Actively report any deviation from the conformance contract documents on a daily basis to the MDG Project Management team and the Construction Manager. The SPM shall supervise the corrective work and fully document what was performed to make sure that all deficient work has been remediated per the contract documents.
The SPM will use their experience in MEP systems, Civil Engineering, Structural Engineering, and architecture to easily identify poor workmanship, non-compliant ADA details, and ensure that all trades are performing according to best practices installation. The SPM is responsible for developing all written reports of the non-conforming work on a daily basis. The SPM must also maintain and manage the necessary logs until full closure of these issues. Verify that all required special inspections requests are made on time by the CM or the GC to maintain the work progress as per the published schedule and escalate any deviation to the MDG project management team. The SPM will also have the authority to require onsite special inspections. Provide Trade Management Supervision on a daily basis and confirm trades manpower to the MDG team. Monitor all union laborers in the field to confirm counts in the pencil requisitions and payment applications. Any delay shall be identified and reported back to MDG Project Management team so a recovery plan can be developed and executed by the CM or the GC.
Approve and sign-off on the time and materials tickets submitted by the Construction Manager Superintendent. Support the MDG team in review of the pencil requisitions and final payment applications process. Maintain constant rounding between all projects during the day to ensure that trades productivity and efficiency is maintained throughout the day. Report to MDG project management team of all DOB/City agency visits/inspections announced or unannounced. Monitor the progress of the inspections and report results/findings. Maintain a log of such inspections. The SPM must report any site safety concerns/issues to the Construction Manager/General contractor and to the MDG project management team immediately. The SPM will be responsible for supervising the resolution of these safety concerns until resolution and compliance is met. The SPM, Construction Const. Field Engineering will have the responsibility of managing projects in excess of $1 Billion.
General Minimum Qualifications: Bachelor's degree required with a minimum of 7 - 9 years of experience in a related field.
Additional Specific Minimum Qualifications: Degree in mechanical engineering, construction management, civil engineering, electrical engineering or any other related field desired. A minimum of 7 years of experience in construction and engineering field to include experience with a new build project from start to close and managing a workforce of subcontractors and vendors required. Experience in the construction of large and complex institutional and/or commercial projects with an owner/developer, construction managers, general contractor or similar firm. Strong experience is preferred in the construction of science and laboratory buildings, academic buildings, deep foundation projects, and infrastructure projects (streets, utilities, transit, etc.).
Successful record of accomplishment in meeting budgets, schedules and high quality standards required. Innovative approach to the building process and the resolution of field problems. Resourceful, creative and strong problem solver with solid leadership and teambuilding skills. Strong administrative and cost control skills, ability to communicate both verbally and in writing at all levels. Must have excellent organizational and time management skills and have proven ability to work in a client-service environment. A team player who can fit into a professional development team, and has the ability to oversee multiple projects in various stages of development/construction. High level of integrity and work ethic. Able to take on a leadership role within a diverse group of contractors, sub-contractors, stakeholders and peers.
The SPM, Construction Field Engineering should possess knowledge on construction techniques, construction quality control, construction management, and basic contract administration. S/he must have the basic knowledge to be able to inspect in-progress construction work to ensure compliance with the plans, specifications, shop drawings, permits, and other contract documents. The SPM must have strong experience in MEP systems, Civil, Structure and architecture to easily identify poor workmanship, non-compliant ADA details, and ensure that all trades are performing according to best practices installation. The SPM must have OSHA 30 training at minimum and be able to report any site safety concerns/issues to the Construction Manager/General contractor and to the MDG project management team immediately.
Preferred Qualifications: Advanced Degree and OHSA-10 course completion strongly preferred. Design and construction software experience a plus.
